The two families sit side by side in most homes here. A washer tap has a spindle that presses a rubber washer onto a valve seat. A mixer tap works one lever across hot and cold, and it seals with a ceramic disc cartridge instead of a washer.

You can see the whole range of our plumbing work on the Cashmere home page, from cisterns to stormwater. This page stays on the taps: what fails, what it means and who may legally do the work.

Which Part Fails in Your Tap

The tap type tells you the part that fails: a washer and its seat in one, a ceramic cartridge in the other.

  1. The Washer Tap

A washer tap runs separate hot and cold handles, each turning several full rotations. The rubber washer at the foot of the spindle does the sealing, pressed down onto the valve seat each time you close the handle.

That washer is the wearing part. The jumper valve is the small carrier that holds it and drops it onto the seat, and when the washer thins or tears, the tap drips.

  2. The Mixer Tap

A mixer moves one lever a quarter turn or so and blends hot and cold at the spout. Two ceramic discs inside its cartridge slide together to close the flow, and grit or wear inside the cartridge is what stops it shutting off.

When those discs wear out, the whole cartridge comes out and a new one goes in. The replacement has to be the right model, so we match it to your tap's make on the spot.

Where the Leak Shows and What It Means

A drip from the spout means the sealing part has failed. Where else the water shows tells you the rest:

  1. From the spout

the tap drips even fully closed, which points at the washer, its seat on a washer tap, or the cartridge on a mixer.

  2. Around the handle

water on the spindle while the tap runs points to a worn O-ring or spindle seal.

  3. At the base

water under the tap or on the bench points to worn O-rings, a loose fitting, or a body cracked through corrosion.

A stiff or sticking handle is a related fault. That gritty feel usually means wear in the cartridge or on the spindle, and it tends to arrive before the drip does.

Each fault above is a booked repair. We shut the water at the tap's own isolation valve where one exists. Where none does, the stop tap at the meter closes the supply instead, after we check that nothing, such as a hot water system, needs that supply left running.

Tap Repairs for Owners and Tenants

Who may do the work depends on the part. The QBCC lists one tap job as unregulated: renewing a washer or the jumper valve that carries it.

Anyone with the knowledge and skill the job calls for may do that one, provided the finished work still meets the standards. Everything else on a tap is licensed territory. Replacing a tap altogether is the QBCC's own example of a job outside that short list.

Every other repair to a tap fitting is minor work for a licensee, with no permit involved.

Renting in Cashmere? A dripping tap is not on the Act's emergency list, so the Residential Tenancies Act treats it as a routine repair. Report it to the owner or manager as soon as you notice it, and the Act gives them a reasonable time to have it fixed.

What Affects the Cost of a Tap Repair

The price turns on the tap type, the part it needs, the state of the seat and body, and how easily the water shuts off. How many taps we do in one visit shapes it too, since a second tap adds minutes rather than a second call.

You get the figure in a fixed quote once we have seen the job. A cracked or badly corroded body, a damaged valve seat, or a drip that survives new parts all point toward a replacement tap rather than a repair. Our tap replacement page covers choosing one.

Where Tap Faults Sit on Our Run

Building approvals for the wider area ran to 308 dwellings over the five years to June 2022, so plenty of local tapware is still young. The older houses out along the Samsonvale Road and Clear Mountain Road stretches tell a different story, with original spindles, worn seats and brittle O-rings turning up most weeks.

Those seats often need more than a washer. A spindle ground into a scored seat drips again within days, which is why we dress the seat or talk through the replacement instead of booking the same repair twice.

Cisterns run into their own faults, and our toilet repairs page covers those. For the full range of tap and cistern work, start with our tap and toilet plumbing section.

Tap Questions Cashmere Locals Ask

Call (07) 3524 0766

Why does my mixer tap leak from the base?

Worn O-rings, a joint under the spout that has come loose, or a body cracked by corrosion are the usual causes. Hand-tightening will not seal any of them. We renew the O-rings and connections worth saving and swap the tap where corrosion has gone too far.

Does a plumber have to replace a tap cartridge in Cashmere?

Yes, a cartridge swap is licensed work. A cartridge is not on the QBCC's unregulated list, so this repair is minor work a QBCC licensee handles, with no permit and no Form 4. We match the replacement to your tap, because sizes and fittings differ between makes.

How much does it cost to fix a leaking tap in Cashmere?

The price depends on the tap type, the part it needs, any seat or body damage, and how the water gets shut off. You get a fixed quote after we have seen the job.

How much water does a dripping tap waste?

Thousands of litres over time, even from a slow drip, and the loss lands on your water bill. Unitywater's concealed leak adjustment does not cover water lost through a tap. The fix costs whatever the tap type and the part demand, set in a fixed quote once we see the job.

Will turning the tap off harder stop the drip?

No, forcing a tap shut grinds the washer into its seat and wears both out faster. The worn part has to come out and be renewed, which is a short visit when the body is sound. We can usually tell you which over the phone.
